  • Start with the guest: couples, families, groups or crew
  • Match the cabin to the key
  • One cabin proves the model on your land

Guided: we talk the mix through with you.

Concierge: the same conversation, then we carry it forward.

Approvals

Is this use allowed on this land?

  • Find your zoning district on the county map, then read its table of permitted uses
  • Guest cabins usually fall under campground, RV park, resort or retreat
  • Expect a conditional or special use permit, with a site plan
  • Ask about water, septic and fire access at the same time
  • Check before you buy land or cabins

Mytikas cabins are RVIA certified park models and can go wherever park models are allowed.

Five questions for the planning office

  • Is a campground, RV park or resort a permitted or a conditional use in my zone?
  • How many units per acre are allowed?
  • What does the site plan have to show?
  • What do the health and fire departments require?
  • How long does approval take?

Guided: we tell you what to ask and supply certifications and drawings.

Concierge: we handle the permits for the cabins and the site work.

Site plan

Where does everything go?

  • Start with a bubble diagram: entry, roads, cabin clusters, parking, common areas
  • Then pads, utility runs and fire access
  • Leave room for the next phase

Numbers

What does it cost, and what could it earn?

  • Capital: cabins, options, site work, and delivery beyond 150 miles
  • Revenue: your rate, your season, your occupancy. Use your own market's numbers
  • A cost you can plan around: one 10-year warranty on the full unit
  • Phase the spend: start with one, add when the numbers say so

Guided: firm cabin and delivery prices to plug in.

Concierge: one price for the site work as well.
