Frequently asked questions

Basecamp cabin and deck against rocky mountains

What it is and where it can go

Is it an RV or a house?

Basecamp™, Ridgeline™ and Summit™ are park model RVs, RVIA certified to ANSI A119.5, which lets us deliver anywhere in the United States. They are also built to meet the most recent International Residential, Mechanical, Fuel Gas, Plumbing and Energy Conservation codes.

Is the steel framing code-evaluated?

Yes. Our cold-formed steel studs, tracks and joists are ICC-ES Evaluated under Evaluation Report ESR-4576, for the 2012 through 2021 International Building Code and International Residential Code. Our Florence factory is inspected by ICC-ES under that report.

Can I use one as an ADU or live in it full time?

Our cabins are built to residential codes. Whether one can serve as an ADU or a full-time dwelling on your land is decided by your local planning office, and we are glad to help with that conversation.

Where can I put a Mytikas cabin?

As RVIA-certified park model RVs, the cabins can go wherever park models are allowed, such as RV resorts, campgrounds and glamping properties. On private land, your county or city planning office decides. We are glad to help with that conversation.

Does the cabin stay on wheels, or can it go on a permanent foundation?

Either. The cabin is built on a permanently integrated steel chassis. It can be set as a permanent or a temporary structure, or keep its axles and wheels for a park model installation, as your jurisdiction allows.

Price, ordering and delivery

What is included in the price?

The cabin, your choice of the Modern or Traditional designer package, a full kitchen with appliances, the included deck or porch (an 8 × 12 TimberTech deck on Basecamp and Summit, a 13 × 15 porch on Ridgeline), delivery and installation within 150 miles of Florence, Colorado, and the 10-year full-unit warranty*.

How do I order?

Build and price your cabin online and submit it. A $2,500 reservation holds your place in the production line. A 50% deposit schedules production and locks in a guaranteed delivery date.

How long does it take?

Normal delivery is 45 to 55 days from order and deposit.

Do you deliver outside Colorado?

Yes. Delivery is included within 150 miles of Florence, Colorado, and is $7 per mile, one way, beyond that.

What does my site need?

Access for delivery, a prepared foundation, utility connections including 50-amp electrical service, and local permits. Our Concierge Site Prep and White-Glove Delivery service can handle all of it, from $30,000.

Who sets the cabin up when it arrives?

Our own crew. Mytikas crews deliver, set and secure the cabin and check every system on site before handover, under the same 10-year warranty.

Natural gas, propane or electric?

The Rinnai boiler is available in all three. The air handler and air conditioning are electric.

Can I use the cabin all winter?

Yes. Every cabin is insulated to R-33 in the walls, R-45 in the roof and R-35 in the floor, heated by a Rinnai boiler through a Unico high-velocity air handler, and built for a 90 PSF snow load as standard.

How does a Mytikas cabin handle fire?

The exterior envelope is Class A fire-rated: James Hardie fiber cement siding over a fire-rated insulated panel, a steel roof† with no soffits for embers to enter, and Class A decking. Behind it, the structure is steel, which won't burn.

Warranty and making it yours

What does the warranty cover?

Ten years on the full unit: structure, roof and exterior, insulation, plumbing, electrical, heating and cooling, interior finishes and our factory installation. Appliances are covered for five years. Read the warranty summary.

What is not covered?

Cosmetic wear, accidents and misuse, outside events such as fire, flood and hail, freeze damage in an unheated or unwinterized cabin, site work and utilities by others, and damage from neglected maintenance. The 10-Year Promise gives an example of each.

Is the warranty valid if I rent the cabin out?

Yes. Short-term rentals, resorts and other hospitality use are covered on the same terms and for the same coverage periods, including five years on appliances.

Does the warranty transfer if I sell the cabin?

Yes. The remaining coverage stays with the cabin, at no fee.

How do I make a warranty claim?

Email info@mytikasindustries.com or call (719) 258-9891. We acknowledge within 2 business days, give you a plan within 5 business days and aim to resolve an approved claim within 30 calendar days.

Can I move my cabin later?

Yes, through us. Moves must be planned and performed by Mytikas to keep the warranty in force. Relocation is a quoted service.

Is freeze damage covered?

Yes, when a covered failure causes it, such as a heating system that stops working. No, when a cabin is left unheated or shut down in freezing weather without being winterized.

Can I order several cabins?

Yes. Tell us early and we reserve factory time for your project. See For operators.
