Concierge, in practice

Picture a physician in Denver who wants a guest house behind the home. With Concierge, it is one call to us. We handle the permits, the pad, the utilities and the delivery, and send regular updates along the way. Then a finished cabin in the backyard.

Setting

Where is the land?

Pick the one closest to yours. It tells you which step will take the most work.

Your long pole

The rules

  • A second home on a city lot is usually permitted as an accessory dwelling unit (ADU)
  • Setbacks, height and lot coverage decide where it fits
  • Utilities are usually at the street. The delivery route (alley, wires, trees) needs a look

Setting images are illustrative.

Rules

Am I allowed to put it here, and to live in it?

  • Our cabins are park model RVs, RVIA certified to ANSI A119.5, and are also built to the most recent residential codes
  • Your city or county planning office decides how a cabin is classified on your land, and whether it can be a full-time home or an ADU
  • Ask before you buy land or a cabin

Five questions for your planning office

  • What is my zoning district?
  • Is a park model RV or tiny home allowed on my lot, and for how many days a year?
  • Can it be permitted as an ADU or a dwelling?
  • What setbacks, height limits and foundation rules apply?
  • Which permits do I need, and how long do they take?

Guided: we tell you what to ask and send the cabin's certifications and drawings.

Concierge: we make the calls and file the permits.

Utilities

What does the cabin connect to?

Concierge: we arrange and manage all of it.

Pad

What does it sit on, and can the truck get there?

  • Level, firm and well drained
  • Permanent or temporary foundation, as your jurisdiction allows
  • We check the delivery route with you: width, overhead clearance and turning room
